Estate agents.

We all know 'em... what with their fancy hats, their briefcases, and -- most importantly -- their capes. They sold us our POHs, have moved them and redecorated them countless times.

But what do they actually do?

Turns out, "estate agent" is a fairly well-defined occupation in the UK. From W*kiped*a:

"An estate agent is a person or business that arranges the selling, renting or management of properties, and other buildings, in the United Kingdom and Ireland. [...] Estate agents are mainly engaged in the marketing of property available for sale and a solicitor or licensed conveyancer is used to prepare the legal documents."


So, they're comparable to real estate brokers in the US. But the point is that they're focused on the marketing and sale of property... not the construction or upkeep of property. Their dialogue effectively confirms this; in discussing the accomplishments of the mages who discovered how to fold space, they say:Original message details are unavailable.
"The wizards didn't want to get bogged down in the business side of things so they hired me to sell the houses."

So it can be assumed that the in-game agents are roughly equivalent to their real life counterparts. They sell real estate; that's their job.

A more comprehensive overview of the responsibilities/qualifications/skills expected of an estate agent can be found on a British website called Prospects (found it via google). The following sections are of particularly critical interest:

"Starting a career in estate agency is relatively straightforward as it is common to find trainee negotiator opportunities where no prior experience is required and full training is given."

"Training takes place on the job and in-house. It is likely you will have an in-house induction, which may last one or two weeks, giving you an insight into the running of the business and the legislation attached to estate agency work. Training can include areas such as:
-conveyancing practice and procedure;
-dealing with difficult people;
-effective estate agency;
-effective leadership;
-essential law for residential estate agents;
-first class customer service."


In short, not only is prior experience not required, but the training provided has nothing to do with the actual, physical development of real estate.

Also:
"You will be expected to dress smartly."

Well, that makes sense then.

So why do these in-game estate agents have Construction capes? The Construction skill is all about the physical building necessary to create structures and their furnishings; it has nothing to do with finances (other than the bankrolling necessary to train Construction, obviously) and nothing to do with marketing.

The state agents do have something to say about this, however; when asked about capes, they respond with:Original message details are unavailable.
"As you may know, skillcapes are only available to masters in a skill. I have spent my entire life building houses and now I spend my time selling them!"

OH REALLY, estate agent? You've spent your entire life involved with the manual labor and engineering expertise required to construct buildings?

You know what I think? I think they're all f***in' liars.

You may not need to have built houses in order to become an estate agent, but that doesn't mean they couldn't have built houses before taking up their current career.
