With so much going on in RS3 a lot of new things have come and old things have gone, yet one area has remained fairly the same, and that is the Player Owned Homes. Construction is one of my favorite skills but as of late, the reward for getting level 99 is lack luster to say the least. I was in all honesty a great deal upset that the POF (Player Owned Farms) were not an extension of the POH, which also led me to think about some reworks for the POH's.

1) A bit more room. 33 while it may seem like a lot, it is just enough to build every room once, leaving just about 9 spaces, so you cant really get a nice design with it, and understandably you don't want too many. So I recommend raising the the room cap to either 40 or separating the Main House from the Dungeon's room count.

2) Add Lvl 99 Homeowner only areas. It was great when construction benefitted skills. So maybe making rooms that can be used to gather everything from it for people already at Lvl 99 would be good to? (Ex. mine with every stone.)

3) A Bar. While being able to choose what drink is in your kitchen, I think an option for multiple or even a new room would made for a fine addition to the game.

4) More customization. I can understand the drawback from having Too Much Freedom, and the pull on the servers it would have, but maybe custom colored floors/walls/decor. For example Marble Floors, Wood walls, and Blue Curtains, as the current styles are lacking any real personal touch.

5) Portal room rework. Perhaps to give reason to the portal room, you give it special teleports. Maybe one to Burgh de Rott, or the Fremennik Isles? Places that don't exactly need their own teleport spells, but would be nice to have a quicker access route to?

6) Storage rework. Please if nothing else, allow us to put away more quest pieces into the house. Element Workshop armor, First Tower Robes. Eagle's Peak. Things that could easily fit right in, but just take up space.

One thing I would like to be clear on is point 2).
A) These rooms would be very expensive to create. I would recommend making them the most expensive to build, require at least 99 construction and then much like how the portals required enough Runes to cast 100 teleport spells, I would say 1000 or more of a resource to build it in the room.
B) When I say owner only, what I am implying is that only the owner of the house can utilize this room. So for example, if Player1 has level 99 mining, and his friend Player2 can look at the stones that he has made, but can not mine them.
C) Player1 would no longer have to go out of his way to find a specific stone, he would just have to go to his home, but this does not grant any experience points to this player, but this new easy access resource would be a great reward for players who have taken the time to get their skills this high, deserve some little kind of break.
